Selling Trick #8: Price it right

You must determine the true market value of your property. Interview a couple of different agents and ask them to do a Comparative Market Analysis on your home, taking recent sales and active listings in the neighborhood into consideration. If you get conflicting information, consider having an appraisal done. Resist the temptation to price your home too high…more often than not, this leads to more days on market, price reductions and disappointment. Price it right at the start for a quick result.

Selling Trick #7: Half-empty closets

Storage is something every buyer is looking for and full to bursting closets are a big turn off! Take half the stuff out of your closets then neatly organize what’s left in there. Serious buyers will often open doors and look, so be sure to keep all your closets and cabinets clean and tidy.

Maximize the light in your home. Good light is one thing that nearly every buyer cites as an important quality in a home. A sale killer is hiring the wrong broker. Make sure you have a broker who is totally informed. They must constantly monitor the multiple listing service, know what properties are going on the market and know the comps in your neighborhood. Find a broker who embraces technology – a tech-savvy one has many tools to get your house sold.

Quick fixes before selling typically pay off. Huge makeovers, not so much. You probably won’t get your money back if you do a huge improvement project before you put your house on the market. Instead, look for updates that will pay off and get you top dollar. Get a new fresh coat of paint on the walls. Replace door handles, cabinet hardware, make sure closet doors are on track, fix leaky faucets and clean the grout. Hire a service to do a deep, thorough cleaning, or do it yourself, because cleanliness is a great place to start!

One of the most important things to do when selling your house is to de-personalize it. The more personal stuff in your house, the less potential buyers can imagine themselves living there. Ask your agent for suggestions on how to maximize space and showcase your floor plan.

    These are some great tips for selling a home fast. I like how you said to not spend too much on big renovations. When we sell our home, I think we will repaint the living room and basement, but that is about it.

    I really like your tip about taking half of your stuff out of closets so that you can show off your storage space. If a closet looks full, it could give the appearance that there is less storage than there is. My wife and I have been trying to sell our home for a while with no luck. We will definitely give this a try and see if it helps.

    You are so right about pricing. Price it right and sell it fast to get top dollar.

    We find that we help home sellers get 3% to 5% more if the home sells in the first few days of going public. There are buyers who are in the market, know what they want, and are just waiting for a home in the right area to hit the market. They have likely missed out on a home in the recent past and thus do not want to have it happen again. If you price your home correctly, these people will rush in and pay full-price plus in order to attempt to avoid a bidding war. And of course, we want a bidding war in order to get top dollar.

    I like your tip to de-personalize your home so that potential buyers can imagine themselves living there. Other than removing family photos and personal keepsakes, I think it’s also a good idea to make sure the rooms aren’t gender-specific. One way to do this is to stick to neutral colors.

    That is a cool trick to leave your closet half empty so that your home looks like it has more space. Like you point out buyers love lots and lots of space to store things. With a full closet there is no where for them to imagine their things in the house. I’ll remember this when I go to sell my home next month.

    I like your tip to make sure there are no personal items around in your house so that people looking at the house will be able to see themselves living there in the future. I’ve always known you should keep your home clean when you’re selling it but I never thought about taking down family photos. Now that my husband and I are selling our home, we’ll be sure to keep the house clean and put some of our items in storage until we move into our new home.

    I love your 7th selling trick. I think it’s nice you pointed out making sure to keep all the closets and cabinets clean and tidy.     I really like your tip about de-personalizing your home so that your potential buyer can have an easier time visualizing themselves in your space. My sons have a lot of really cool video game memorabilia in our living room. I guess the lot of them will have to be temporarily stored away while we’re trying to sell the house.
